First World Communities Limited is a leading real estate development
organization focused on providing affordable housing for low and medium income
households across Nigeria and West Africa, in attractive safe communities, as a
contribution to socio-economic development. Beyond the delivery of over 10,000
residential and commercial properties over the next three years, the Lagos
based company is also involved in construction of landmark projects and
infrastructure development. Construction is ongoing in some of the project
sites, while others are scheduled to commence not later than 2013.
As a result of planned growth and a desire to build an institution
with the capacity to support this expansion, vacancies now exist for the
following leadership positions:
1. CHIEF FINANCE OFFICER (CFO)
The Chief Finance Officer will lead the finance function the
organization and have oversight for monitoring her financial affairs.
The CFO is to serve as the principal executive accountable for
financial strategy development and execution in the Company and is responsible
for ensuring the integration of both operational and financial measures aimed
at efficiency, growth and profitability of the business in the long-term. The
position incumbent ensures adequacy of funding/liquidity for the business and
effective treasury management activities. This includes ensuring the provision
of detailed financial data, as well as relevant, accurate and prompt analysis
with recommendations required for daily financing decisions. Budgeting,
financial performance monitoring and reporting are also key functions.
The incumbent is expected to effectively mange the acquisition,
use, maintenance and disposal of all capital and financial assets of the
Company. The CFO will also be the effective liaison between the Company and its
fund mangers.
The successful candidate will report to the Chief Executive
Officer and the board.
Person Specification: We are looking for an intellectually sound,
ambitious, hardworking and disciplined individual with unimpeachable integrity,
able to design and implement innovative funding options. The position requires
excellent networking and relationship management skill, sound judgment, decisiveness
and a high level of confidentiality.
Qualification and Experience: minimum of 10 years working experience in a
structured environment with at least 5 years as a departmental head. A good
first degree with a minimum 2nd Class lower in any discipline and an
appropriate accounting qualification (ACA, ACCA, ACMA, CPA etc). Possession of
a Masters or MBA degree will be an added advantage.

2. HEAD, SALES & MARKETING
The Head, Sales & Marketing will be expected to play a
leadership role in the conceptualization and introduction of new products, and
business development. The successful candidate will also lead a Sales team with
ambitious sales target. This position will report to the Chief Executive
Officer.

The primary delivery for the Head, Sales & Marketing is to
come up with a strategic Sales and Marketing plan to sell over 10,000 housing
units to be developed within the next three years. This position calls for a
deep knowledge and understanding of market segmentation and the ability to
market and sell different products to a diverse customer range with differing
incomes and purchasing power.
Person Specifications: the ideal candidate will be a dynamic and
hardworking individual with an enviable track record of selling in a
competitive market. The ideal candidate will be a proven leader, able to
galvanize the team to achieve exceptional results. The position requires the
ability to plan, coordinate, and monitor consumer trends and actual achieved
sales. Personal integrity and ability to work in a system where ethics and
values are valued will be critical success factors.
Qualifications and Experience: the ideal candidate would have acquired hands on
experience in a professionally run organization that specializes in marketing
and selling real estate products. Candidates with solid experience acquired in
the marketing and sales of fast moving consumer goods (FMCH) will be
considered. Previous and current experience in a business development role will
be required. Ability to adapt will be critical in this position and minimum
experience required in this position is 10 years in a structured environment.
A good first degree n any discipline with a minimum of 2nd

3. HEAD, QUANTITY SURVEYING
The Head, Quantity Surveying will lead a team of quantity
surveyors and the primary responsibility will include management and planning
of all costs associated with all types of construction projects, from outset
until completion. This is a strategic role involved in everything from
producing tender documents and planning costs to preparing bills of quantities
and final accounts. The position holder ensures all work at every stage of a
project is completed within budget and to the agreed specifications.
Person Specification: the successful candidate must possess strong
leadership skills and be able to effectively coordinate and mange the
activities of the Quantity, Surveying team. Ability to work under pressure and
meet stretch deadlines on numerous projects is critical. The position requires
demonstration of a high level of personal integrity and thoroughness.
Qualification and Experience: We require a person with hands on exposure in a
best practice environment working with the best tools and highly motivated
people. The job requires a minimum of 10 years post qualification experience
with the last three years spent in a managerial position responsible for the
appraisal and coordination of the work of other Quantity Surveyors.
A good first degree in Quantity Surveying with a minimum of 2nd
class lower is required. Minimum of MNIQS certification or its equivalent will
be required for this position, as well as registration with the Quantity
Surveyors Registration Board of Nigeria.

4. LEGAL ADVISER
The Legal Adviser provides strategic Company secretarial,
corporate governance and legal advisory support to the CEO and the Board and
leads in the identification of legal and governance risks with a view to
effectively managing all such issues concerning the organization. The role also
provides relevant guidance on the application and interpretation of laws,
regulation and policies applicable to the business and the various functions.
The incumbent is to be responsible for preparation of title document s and
provision of effective liaison between the Company and the firm(s) appointed as
Company Secretary, whilst serving as Company Secretary to companies in the
Group where external firms are not appointed..
The position has key relationship management responsibilities
including determining areas requiring external legal support and liaising with
legal advisers to protect the Group’s corporate interests. A key responsibility
of the position is corporate communication and report writing. The legal
adviser acts as secretary to the board and all strategic management committees;
therefore, excellent verbal and written communication skills are critical for
success in this position.
The successful candidate will report to the Chief Executive
Officer and the board.
Person Specification: we require an intellectually sound, industrious
and disciplined individual with unimpeachable integrity. The ideal candidate
will possess good interpersonal skills with the ability to work closely with
the CEO and relate effectively with various internal and external stakeholders.
Ability to write and vet extensive briefs and corporate documents is critical
in this role. The position holder will also need to demonstrate a good grasp of
corporate ethics, tactfulness, confidentiality and exposure to best practices
in Corporate Governance.
Qualifications and Experience: a minimum of 7 years exposure in a structured
and professionally managed commercial organization or legal firm is required.
The minimum qualification for the position is a good BL and LLB. Possession of
Chartered Secretary Certification, an LLM or a Masters in another discipline
will be an added advantage.

5.CONSTRUCTION SITE MANGER
The Site Manager will be responsible for implementation of all our
projects at the designated site. This position calls for an understanding of
the project scope, schedule, budget, quality standards and customer
expectations. The incumbent is expected to have performed similar roles successfully
and be prepared to create innovative construction processes to ensure that our
products continue to be delivered to pace setting cost and quality in the
industry.
Person Specifications: the ideal candidate will be a proven leader with
the ability to manage personnel with a wide variety of technical skills. The
role calls for a seasoned manger accustomed to working with strict deadlines
and delivering projects on budget. This is a practical, hands on position with
significant time spent on the project sites. A high energy level, drive and
discipline are required to succeed in the role.
Qualifications and Experience: we are looking for a candidate with a minimum of
8 years construction site experience with at least 3 years spent in a
managerial position.
A good first degree or HND (minimum of Upper Credit) in Building,
Civil or Structural Engineering with all relevant professional certifications
will be required.

6. HUMAN RESOURCES MANAGER
The Human Resources Manager will be responsible for the
articulation and execution of an innovative and effective Human Resources
strategy. The position will cover the entire broad spectrum of HR Management
viz: Recruitment, Selection and Placement; Learning and Development;
Compensation and Benefits; Employee Relations and Organization Development. A
primary delivery in this role will be the ability to design and implement a
best practice performance Management system and an executive trainee programme
for graduates. The incumbent would also be required to implement a functional
compensation and Benefits structure.
Person Specifications: the ideal candidate will be a proven leader, with
the ability to work in harmony with diverse teams, gain consensus and produce

Qualification and Experience: the ideal candidate will be a generalist with a
minimum of 5 years work experience in a similar role within a structured
environment. This will be a stand alone, hands on position and ability to deal
with complexity is a critical success factor.

7. SALES MANAGER (4 Non)
The Sales Manager supports the Head, Sales & Marketing in the
successful implementation of the Sales and Marketing plan of the organization.
The primary delivery for the Sales & Marketing team is the successful sale
of 10,000 housing units over a three year period and the Sales Manager is an
integral member of the team involved in achieving this objective. The role
demands a good understanding of the real estate market and the intricacies
involved in selling to a diverse customer range with differing incomes.
This is a practical customer facing role requiring intense field
work and sound market intelligence.
Person Specifications: the ideal candidates will be self motivated and
demonstrate a high energy level. Ability to work with a small inexperienced
team to aggressively drive ambitious sales targets is a critical success
factor. Integrity and self confidence are critical in this role and candidates
must be able to demonstrate an ability to work in an environment where ethics
and values are cherished.
Qualifications and Experience: Candidates with a background in selling Real
Estate products come with an advantage but the primary delivery for the
position is an ability to sell to a diverse customer base with differing
incomes and purchasing ability. Candidates with an FMCG Sales and Marketing
background will succeed in this role. This role requires a lot of
sophistication and maturity and candidates must be coming from a professionally
run organization with a good grounding in marketing and selling techniques. The
minimum experience in this position is 5 years.

Class lower will be required. Possession of a Masters or MBA degree and a
diploma in Marketing will be an added advantage.

8. SECURITY MANAGER
The Security Manager will be responsible for the identification
and management of security and related risks (including emergency response
planning) relating to the Company’s operation to ensure best practices in the
protection of employees and its assets. The role will provide leadership in the
delivery of comprehensive, efficient, cost effective, operational and tactical
security service and provide strategic advice to the management.

Person Specifications: the job requires a candidate with excellent
leadership and management skills with the ability to work under pressure and
minimal supervision. A high level of drive, industry and personal discipline
are critical to succeed in this position coupled with good interpersonal,
conflict resolution and negotiation skills. The successful candidate will
demonstrate a high level of personal integrity, confidentiality and
trustworthiness.
Qualifications and Experience: the ideal candidate will have a military or
para military background and must have assumed the risk of a Captain or
Superintendent of Police or its equivalent. A minimum of 7 years experience in
a similar role in an established organization is necessary.
